DEPOSITS and PAYMENTS

  • For reservations made within 14 days of arrival the entire amount will be billed to the card provided at the time of reservation.

  • For reservations made more that 14 days of arrival, a one night deposit is required at the time of reservation with the remaining balance due 14 days of check-in and will be charged to the card on file.

  • All charges are made to the card on file unless other payment arrangements have been made.

DISCOUNTS
Only one discount will apply to any one reservation and should be taken at the time the reservation is made. 

AGE RESTRICTIONS

No children under the age of 12, no exceptions. 

ROOM OCCUPANCY

Only two adult guests per room (age 18 and over), no exceptions. Teenagers (ages 12-17) may sleep in the same room on a provided rollaway bed (twin size, fees apply).

CHECK-IN and CHECK-OUT

  • Check-In time is between the hours of 4pm and 6pm, or as pre-arranged. If your arrival time changes please keep us updated via text at (703) 581-9805.

  • Check-Out time is any time before 11am. Please leave your key in your room.

EARLY and LATE ARRIVALS

  • Please be aware that check-in begins at 4:00 PM. Earlier arrivals are not always possible and must be arranged in advance. Some fees may apply for early check-ins.

  • Fees will be incurred if arriving later than 7:00 PM and not arranged for at least 24 hours in advance. Please call or text us (703-581-9805) so we are aware.

CHECK-IN and CHECK-OUT ASSISTANCE

We regret we are unable to assist our guests with their bags or other accoutrements. Please pack smaller bags that you can personally manage.

EXCESSIVE NOISE OR DISTURBANCES

Guests generating excessive noise or bothering other guests will be asked to leave immediately without a refund. 

We are 100% SMOKE FREE 
Smoking of any kind (including vaping), or the use of candles, incense, or any other combustible, is strictly prohibited in guest rooms, patios or porches for the health and ambiance of all guests. Guests in violation of this policy will be asked to leave without a refund. Cleaning damages may apply.

DIETARY RESTRICTIONS
Please contact us prior to your arrival of any special dietary needs.  ​

PETS
We are a 100% dog-friendly establishment. However for everyone's safety and enjoyment we require your dog to be friendly to both humans and other dogs. Dogs showing any aggressive behavior will be asked to leave without a refund. Please read our Pet Policy.

DAMAGES 
Guests are responsible for excessive cleaning, damages, or breakage. Expenses will be based upon actual documented costs, plus any lost income. A minimum
 of $200.00 will be charged to credit card at time of damage. If damage or replacement is greater than $200.00 a final bill will be issued and additional charges applied to credit card.

PARKING 
Ample parking is available in our lot. Follow the Guest Parking sign ... please park only on the right of the lot (not facing the stone wall)

USING GIFT CERTIFICATES, COUPONS ETC. 
Gift Certificates,, etc. cannot be redeemed for cash and are non-transferable. 
Please indicate at the time you make the reservation if you will be using a Gift Certificate, Coupon, etc. Credit will not be applied once the reservation is made. Discounts do not apply if using them to make a reservation.

​TRAVEL INSURANCE
We understand that plans change, but as a small B&B with limited availability, we must enforce the cancellation policies WITHOUT EXCEPTION. Travel Insurance is recommended to best protect your travel investment.

​Having made a reservation with Sundogs means you agree to our Terms and Conditions and authorize us to charge your Credit Card to guarantee the reservation.
